Development Appraisal
Project-grade DCF, IRR, NPV, sensitivity heatmap, partnership waterfall - for Zimbabwe developers and project financiers.
The Development Appraisal models a property development project from land acquisition through construction, sales/lease, and exit. Outputs include monthly cash flow, project IRR, NPV at the developer's required return, sensitivity grids on cost overrun and sale-price scenarios, and S-curve construction draw-down.
Three-party partnership waterfall handles the typical ZW deal: landowner contributing land, developer contributing capability, investor contributing capital - with profit splits computed at each waterfall tier. Pre-sale absorption modelling shows how aggressive pre-sales affect the IRR.
